When should I start looking at my renewal?

Around four to six months before your maturity date. Lenders can hold a rate for a set window, so starting early gives you room to compare instead of signing under a deadline.

Does switching lenders at renewal cost me a penalty?

No. A penalty applies when you break a mortgage mid-term. At renewal the term has ended, so moving is not a break. Some lenders charge small transfer or discharge fees, and Aspasia goes through those with you first.

What if my current lender already sent a good offer?
